Shop value increase from adding 3 phase power?

When I bought my property the 1500 sq/ft shop had a 100A service separate from the house. I could only run 1 machine at a time and even then only with a phase converter. Through sheer dumb luck I was able to get 3 phase brought out and now have 400A and can run what i want. My question is, what kind of value does the extra power add to my property(if any).

I would guess none, unless you're zoned commercial or ag. Or find a residential buyer that knows the importance of 3ph.

That's true. Fortunately zoning here allows me to have my machine shop on the property. Nice to not pay $1k per month for shop rent + the commute is nice.

It cost us about $5000 and some hassle with PGE to get 3 phase brought to our shop

I'd say it could be worth $5-10k to the right buyer.

I know to the right buyer it is well worth 5k or more since they do not have to deal with the converter or getting it ran itself.

If you are getting ready to list your property you might consider posting it on Garage Journal. Those guys would know and appreciate the power you have in the garage.

We didn't have 3 phase on this road but there was a lot of pole damage so they were going to replace a 2 mile stretch any way. I just had to sign a contract that I would keep my usage at or above current levels for the next 3 years(this was about 15 years ago). If I defaulted i would owe for the entire cost(I won't put it down because it's a rather unbelievable amount). I heaved a big sigh of relief when I passed the 3 year deadline.

I would assume it's more than fiber at $13k/mile?

I am getting power to my shop and 1 phase over head was $2800 and 3 phase was $9000 for the buzz box and $5000 to trench it. But they give you a break on the install so it would have been around $12,000 for the 3 phase. If I decide to ad 3 phase later and go all over head its $1500 per transformer plus wire. I don't think it will really add any value but save you in the long run.

For me it was the difference between renting a space and commuting 7 days a week or working from home. So far it has saved me 343,200 miles of driving, $300,000 in rent, around $35,000 in fuel, and $507,000 in shop time lost from commuting. I guess it might be worth more in the long run than a guy might think.
