Oil leakage

Have some oil leakage on my 1997 12v, automatic.
Both engine ant trans oil. I can se that it leak from the trans oil pan. And maybe a little from the couplings in the front, between the pipe and hose to the oil cooler. The pan gasket has been replaced 3 years ago. Is that i commen problem, or did i torque the bolts to hard that time, and destroyed the gasket?
Is there some other place were it´s common that the trans often will leak?

And the engine oil come from the engine oil pan seal. Is there any way to replace this seal, without take the engine out? Is it enough to just lift the engine a little?

ive replaced many an oil pan gasket and whole pans with taking the valve covers off under the cowl and lifting the motor and sneaking them out. worked every time ive done it.

I have a converter and a flexplate that i will install.
Is it easy to replace the the reara oil seal at same time? Some special tool?
 
Hello.
I will replace the converter, flexplate, input shaft, and mount a shift kit, these summer holiday.

But i need some help with a list on all gaskets and stuff i shall buy, think its easy to overlook some.

On engine:
Rear crank seal, pan gasket.

?
