cuz im tired of having a truck with over 50k invested in it sitting in a garage year round, and having my wife drive a 15 year old truck 400 plus miles a week. Going to sell the duallie, then her 98 grail truck and buy her something nicer.

Not saying it isn't worth that, you find the right buyer it is worth it to them. However seeing some of the other things out there that are for sale(granted your is a short bed dually which makes it rare) and the asking price for those it might appear that your not finding a buyer willing to pay your price.
